A detailed description of the Homestead appeared on an estate agent's website during the planned sale of the property in 2003. A summary of this reads as follows:

The Homestead, Spondon

5 Reception rooms
13 Bedrooms

  • Price guide £1.7 million
  • including many original pieces of antique furniture & fine art
  • One of just three Grade I Listed Buildings in Derbyshire
  • Nine en-suite bedrooms.
  • Original condition maintained to the highest of standards.

The Homestead is a tall, gracefully proportioned Grade I Listed Georgian residence of redbrick with stone dressing which is conveniently situated yet retains it's country feel being enclosed behind magnificent walled gardens.

All of the accommodation is in fine original condition and superb decorative order. The current owners have incorporated all the modern facilities becoming of a top-class restaurant and hotel.

Stone steps lead to an arched Doric entrance surmounted by two further windows under a broken pediment. Inside, a wide hall with polished oak floor, leads beneath an arch to the staircase hall, where the ceiling is 23 feet high . The stairs themselves are very fine, made of oak with turned balusters and carved tread ends.

The stairs rise in three pitches under some of the best of the Homestead's stucco, and are strikingly lit by a handsome Venetian window.

Off the hall to the left is the magnificent oak panelled dining room where either side of the house fireplace (which appears to have been replaced in the 1840's or thereabouts) is an arched door that on the left is for access to the Drawing Room, and on the right is a matching door concealing a cupboard.

    The Homestead, Spondon
The Drawing room has been extended since then to provide an excellent function room facility with views to the gardens and access via French doors to a marquee, which has the benefit of a permanent base.

To the right of the Hall is a light airy Morning room/study, with secret passage to the four vaulted wine cellars beneath, and a comfortable family sitting room with large fireplace at the rear. A rear hallway with Minton tiled floor provides access to the fully equipped catering style kitchen and guest quarters.

The four main bedrooms on the first floor, and five further bedrooms on the second floor, have been beautifully decorated and furnished in the period style, all fitted with quality en-suite bathrooms and built in cupboards.

The Guest Wing is approached from the rear Hall, where an original decorative water closet and steps to the cellars can be found. There is a small office and staff kitchen with steps down into the Living Room 21'7 x 17'11 with vaulted ceiling.

This accommodation has been reconstructed to very high standards and although linked to the main house can be accessed from it's own separate entrance Hall, with two bedrooms and a bathroom on the ground floor and two further bedrooms on the first floor (one measuring 21'x 15'6 with en-suite).

    The Homestead, Spondon
There is also a Grade II Listed Coach House & stable block within the grounds which offers further potential, subject to all the necessary consents, being located in one of the City's prime Conservation areas.

The substantial walled garden is a special feature of the property, as it stands in immaculately maintained walled gardens with extensive lawn areas, herbaceous borders, a herb and vegetable garden, and gravelled driveway to the front and side courtyard.

There is also a well appointed summerhouse with heating light & water services and adjacent floodlit patio, detached office building and gardeners stores.
